Terms of service (launch draft)

Service

Guest Desk answers guest messages for UK holiday-let hosts and hotels. Routine questions are answered by AI using only answers and facts you have approved. Anything else is handled by our team or passed to you. Each property starts in Draft, where replies are reviewed by our team before sending.

What the service does not do

The service does not approve bookings, refunds, discounts, date changes or safety decisions on its own. Those are passed to you by the rules you set for each property.

Connections

Automatic replies are available through Hostaway, Smoobu, Beds24 and Guesty and through direct-booking or website email, once our team has verified the property. Airbnb, Booking.com and Vrbo without a PMS are team-assisted: our team prepares a draft and copies it across as your co-host. WhatsApp is not yet available.

Trial

No card is needed for the 14-day trial. It starts when you sign up and cannot be restarted. The trial ends after 14 days and does not automatically convert to a paid subscription. You can complete paid checkout after the trial ends; without checkout, no subscription starts and no payment is taken.

Fees (GBP, ex VAT)

• Stays: £59 per property/month, or £590 per year (two months free). Fair use: 15 bookings per property/month.
• Stays 10+: £49 per property/month, or £490 per year (two months free). Fair use: 15 bookings per property/month.
• Hotel: £349 per property/month, or £3,490 per year (two months free). Fair use: 400 guest conversations/month.
• Hotel Plus: £549 per property/month, or £5,490 per year (two months free). Fair use: 1,000 guest conversations/month.

No setup fee and no contract.

Fair use and overage

Stays: £3 per extra booking. Hotel: £0.50 per extra guest conversation.

Founding member

20% off for the first 25 customers. Eligibility is confirmed by us and is not automatic.

Response times

We aim to reply to routine questions quickly, but reply times are targets and not guarantees.
